DRAFT MINUTES OF THE MEETING OF THE PARISH COUNCIL HELD VIA TELEPHONE CONFERENCE CALL ON TUESDAY 10 DECEMBER 2020 COMMENCING AT 7.30PM

88/20.1  To examine applications for development and submit observations to the Planning Authority

7/2020/4094 Fell View Garage Eskdale,
Demolition of commercial garage (Class E) and erection of dwelling house

After debate it was resolved that the following response would be submitted to the planning authority:

• The council are supportive of the removal of the existing derelict building and welcome that the site will be visually improved.
• The Council support the reuse of a brown field site but cannot find evidence within the application that a) an application for change of use for the site from commercial to domestic use and b) there is no evidence presented that the site is no longer required as an employment opportunity.
• It is noted that a local occupancy clause is not included within the detail of the planning application. The PC would expect a local occupancy planning condition to be applied to any planning consent for a new residential development in Eskdale.
• The roof of the proposed development should be in slate in keeping with other local properties.
• There are concerns that the height of the proposed development is higher than the existing building and not in keeping with roof heights of adjoining properties.
• While most Councillors were generally supportive of the overall design there were some concerns expressed that the design was not sympathetic to local properties in the area.
